Have you checked your tenant laws for where you live. Here, if something is in the lease, like appliances, the landlord must repair or replace them.

I was going to say the same thing Lissa.
If it's in the lease it *should* be the landlord's responsibility. The sick thing is, if it's in the lease and YOU leave it broken or just "not there", he'll probably go after you, so I would seriously make an issue of it- or at least contact a lawyer.

Per this site on the Uniform Residential Landlord and Tenant Act (which I believe is federal):

thanks for all the suggestions! I am going to go over the lease again and check it out. I have to grab a copy from his secretary..Unfortunately it has been one problem after another with guy, a geniune slum lord. He owns lots of rental properties and keeps them all in miserable repair and then cries poor (which he is not) whenever a tenant says something is broken. Our oven is a whole other story, oil burner, plumbing etc...
Why did we move in here you might wonder? Well DH's cousin raved about it and when we checked it out we weren't thorough enough at all. Lessons learned I suppose.
Some days I swear I would love to just break the lease (as you can see we have enough of a reason to) and move somewhere, anywhere I'd be happy to move in DH's mom's basement at this point. Something I thought I would never say!

Ah well. Thank you all for listening to my rant!! It makes me feel much better.

Just wanted to give you a big . I know how frustrating that must be; we have been lucky with our landlords in the past but I don't miss renting. On the other hand, now if something goes wrong, we're the ones who have to fix it, and DH has been so busy with school and work that I've been trying to keep on top of everything myself. I feel it's perfectly fair (we rent out two apartments to very self-sufficient people, so hardly a big deal) for me to do whatever I can, but I'm just so tired this weekend that I can't face some of the bigger projects we need to do. I'm actually looking forward to DH's paternity leave partly just so he can help with some of the things that need to be done around here for the house, like schedule our rental inspection to renew our license and fix some things in one of the apartments. It's so hard to believe that tomorrow I'll be 37 weeks along. Tomorrow! My birthday is Wednesday, but that's hardly been the focus of my life lately. I feel like I'm getting all geared up to just make it to 37-38 weeks, and now I'll be playing the waiting game for a few weeks more, but that's ok. I have lots of plans and projects to work on... if I can get myself off the couch to do them.

Ldavis - Yep, if he put it in the lease than he needs to fix it or provide an equal accommodation for you. As a tenant you actually have far more rights than the landlord, but it seems many people don't know this and your landlord certainly took advantage! I hope everything gets worked out for you, how frustrating!

: That seems to be the case just about anywhere, which can suck for those of us that are landlords! I've had some pretty crappy tenants in my time, though luckily I have a nice one at the moment, even if his rent was late again this month! I can't imagine leaving non-functioning appliances in a rental space or telling my tenants that it's thier responsibility to fix them. It makes me regret moving from our old apartment (even though it was way way too tiny for us and a LO)...Our old landlady we absolutely love. Still visit and are great friends with her and her kids who are our age. She was perfect.

I just want to say I know that there are lots of great landlords out there. It sucks that for every good one there is it seems like there are 5 who just aren't interested in taking care of their properties!

Thank you all ladies. I have been pulling my hair out over this house since the day we moved in in February and spent 2 days without heat (not the the last time that happened).

Sometimes I think it's nice just to have other pregnant ladies who I can vent to. It feels more therapeutic than talking to DH sometimes, as weird as that might sound!

So so true. My father was a landlord for many years and the horror stories I have heard... You would NOT believe.
However, the horror stories I've had with landlords myself...

Well, I've made it through the first day of my 38th week!

DH asked me twice today how I was feeling, which is the kind of question he normally asks only if my hair on fire or something He says I'm getting visibly bigger every day now. He also told me that if I had the baby on Thursday he couldn't attend, since he has to conduct a really important video training. So I guess I'd better hold off.

I've been trying to keep myself occupied. I am 40 + 4 days now.

Those are awesome, nolansmum!

I had a 3-wall mural painted in my older dc's room, and we got them matching toddler beds. The baby doesn't even have a crib, lol.

I had my shower on Saturday, and got exactly one thing that I registered for There's no way around it, I will have to go out and buy a few things. I'm pretty sure all of my old bottles are now considered poisonous!!!

That's great to get exactly what you want! I have bought a few things, like new pump parts and tubing. After we will have to buy clothes, DS was born in the winter. We also don't have a diaper bag, but not sure we need a specialized bag or if we will just use a backpack or bag we have here.

Those paintings are awesome. I used to draw and paint and actually won awards in high school. I can't do it anymore, I totally suck. I probably could if I had time to actually try, but I don't have the patience I used to.
