Organized mamas -- help me with new baby, relocation, etc.

Here's what I'm looking at.

end of July: #2 born
first of November: begin new job a few states away

In between, we need to pack, sell our house, buy a new one, find housing for MIL, etc.

I've begun a spreadsheet of all the normal move things (turning on utilities, change of address, etc.) This is all pretty easy for me because I've moved several times as an adult.

But selling and buying a house is freaking me out, plus I don't know what to expect with birth of #2. (With DD1, my 12 week leave was simply a nightmare all around.)

Does anyone have any suggestions for planning this process, any advice, anything I can use to help make things go smoothly? I'm so overwhelmed and scared about all this, it's driving me crazy. I keep thinking this is an organizational challenge, but maybe it's a mental health challenge?

ETA: I should also add I'm curious if anyone has had experience using PODS or something similar to "stage" a house for selling and then again to move? DH is a major pack rat and although he's promised to get rid of some stuff, there will be a lot to remove from the house before ANYONE would even look at it. Oh, I'm getting a headache again just thinking about this.

That's a lot of life changes in one go.

How I'd tackle it:
Talk to your dh. "Sweetie, I'm going to have a nervous breakdown if we don't deal with this." If you can, get whoever you're thinking of having as a realtor be brutal with him about days on market and sale prices between cluttered homes and cleared homes.

Get a million boxes. All different sizes. Hit up your area bookstores, friends, neighbors, bulk food stores (e.g. Costco) since it's May you need to act fast because the college kids'll be box grabbing soon if not already.

Start by packing things like books, you aren't going to be using them during this hoopla, they pack neatly, and they're an easily identifiable category. After your first dozen boxes, packing becomes kind of addictive and it's easier to keep going. Use a sharpie to label the side and top with the contents. Whatever system of organizing you want to use later, that'll make it so you can add the new system's labels.

Set up an area for your dh's stuff. He deals with it. You don't touch it except to add things to it, stop things from falling out of that area, and helping get him boxes.
