$250K for a tiny house in MA would be amazing!  Good luck finding that now.

 

Interesting to look at how the housing market has fluctuated during the years since this post!

It is interesting! We are still *almost* priced out of our local market. We are under contract for a 1200sq ft, 110 year old, 2B 1B house for 405K. It was a good deal at that price and we jumped on it within hours of it hitting the market. We are a family of 6 so it is going to be a tight squeeze but it wasn't like we are going to find something that would have plentiful bedrooms in our range which is considered the very, very bottom of the market here.

Since this thread is 10 years old I'll share 10 year old info.  We have since sold our house, are renting a much smaller house and have a much less stressful life.  10 years ago our house was worth $480,000. By 2006 it was worth $680,000, twice what we bought it for.  We should have sold it! Lol!   Currently it's back at $470,000, average for that neighborhood.  

 

We are a mile and a half down the road, where the average is $450,000. 

 

My priorities are very different, now.  My attitude is to be as practical as possible next time we buy.   If we buy. 

 

Edited to add, we live outside of Sacramento, Ca, in one of the nicest suburban neighborhoods, with excellent schools. 

 

When the youngest is out of high school we'll be moving to where rent is a third less, in perfectly good neighborhoods.  With perfectly good schools, for that matter.  Live and learn, ya know?

Also, it's sobering to think about all that's happened to the economy in the whole US, and the whole world for that matter, since 2004. Particularly the housing market.

We just bought our new house for $150,000 in Florida. The bank was asking for $200,000 and lowered it when we found toxic mold (which we've since cleaned out). Other houses along this highway north of Tampa cost more than one hundred thousand more, and some cost less.

Also thinking about the rental market -- DS1 lives around Boston-ish, and I think you have to go to the Bay Area or NYC to get a tougher climate.  The bubble doesn't seem to have burst for that in some cities, and people who can't afford to buy are in even worse shape to rent depending on the local demand, etc.

It depends on where you want to live.  We live in a neighborhood/city outside of DC and a single family home is going to cost above 600K.  Townhomes, 300+ and they can be a million, too, if they are on one of the lakes in our area.  We bought our fixer upper single family for 450K.  

 

We live in a pricey area.  :(

I feel a little sick looking at everyone's numbers here. I would say the average home cost here is $600k. Where we live, an original 1960s 1,200 sqft house would be about $450k. They get much larger and updated. Maybe a few miles from my house prices are up to $5M.  Our rental is a busted up old house and our rent is $2200/month.  We live here because we want to live near DH's work.

He's going on an interview for a job in Silicon Valley in a couple of weeks.  He's gotten job offers there before, but he's never taken them because of the outrageous COL.  This interview is basically for his dream job, and I want to vomit looking at those housing costs.  It's truly ridiculous. I can't even wrap my head around the home costs there, like average $1M? Whaaaat?

ETA: oh, 10 year old post. phew! I thought I was getting super ripped off.

Silicon Valley is *still* -- well, I won't say a ripoff -- let's say it's not a very approachable COL area.  DS1 and his GF live in a one-bedroom apartment outside of Boston but still feasible for commuting, they're paying $1,600.00 per month for the place.  Cold rent, in a building that's over a hundred years old, small tired kitchen.  We're a couple of hours away, and you could find a three-bedroom house for under $200,000.00.

Wow this thread is old.  10 years ago I answered 300 - 400K.  Now it would be around 600K.  And this has dropped from the highest a couple years ago.

The houses in my neighborhood (1920s bungalows) are probably $60K.  They were around $90K before the real estate market bottomed out.  Someone down the street has $149K listed on their for sale sign.  Ha!  Yeah right!  They won't get that much for their house.  It's been for sale probably 8-9 months.

Oh, that hurts.  DS2 is at school about an hour east, and DS1 and his GF were joking just yesterday that they could live around there if they each got $500K jobs.

Tjis is an interesting thread because- hope I'm not wrong - but am given to think that property in the US is larger and cheaper than that in the UK where we live. All depending of course, on where. Now, up in the sticks of West Sussex property prices can swing between £600,000 for a 4 bedroom barn conversion to £800,000 for a Georgian pile north of the historic town of Lewes, whereas up in Gloucestershire a Grade II listed, 7 bedroom property can fleece you of £3 million easy.

 

Down south where we live close in a sleepy seaside village, my family live in a property that cost £500,000 about ten years ago whereas now I shudder to think what it would be valued at! Again, all depends on location. A ballpark figure, however, for a 3 bedroom house a little outside town would cost IRO £350K to £440K as house prices are still lowered since our dreadful winter. There again if one lived in posh Hove, a 2 bedroom property would set you back £695K and that's before you get to shell out extorionate community charge, utility bills and the ghastly price of petrol! :eyesroll
