7 people in a 1428 square foot home with one bathroom

Sigh. We really need to move. The problem is, this house was crappy when we bought it and four kids who are home all the time has only made it worse. In this market, is moving even a possibility? What can we do besides paint that might help us sell?

What is helpful is getting a home inspection. That way you know what 'needs' to be fixed in the bones. Sometimes good bones are more important than cosmetics.

If you cant sell can you add on a bedroom and bathroom, more living space?

I agree with zebra, I would get an inspection and find out what it would cost to fix it up for selling vs. making repairs and maybe an addition to make it livable for your family.

If you're happy with the area and feel that, with a little more space in that house, it would be just fine, I'd look at getting an addition and adding a bathroom in, and fixing up the rest of it.

In addition to an inspection I'd talk to a realtor or two, they will be able to give you an idea of what you need to do to sell it.

I'd vote for talking to a realtor first - a really good one sees enough houses to have some knowledge of house issues to worry about, and getting a "market analysis" should be free - an inspector worth his salt is $500 ish.

Thanks for the ideas! We actually have a friend from church who does home inspections, so maybe he would be willing to take a look?
