while you and your small children are living there?!? We've found a home we think we may like to buy, but in order to do so... we have to sell the one we have. I'm still sort of a decluttering newbie (trying hard, not getting a lot of time, though, with a newborn in the house), please tell me I'm not insane and that it's doable to keep your home in perfect shape for selling while having 3 children under 5 yrs old living in it I'm skeert!

My dd was 4 and my ds 1 when we put our condo on the market.Took about 6 months.We had a slew of pets too.It is doable.Pack up everything you can to declutter leaving you just a little sprucing up before a showing.

You CAN do this! When DH was in the middle of a 15-month deployment, he calls halfway through to tell me that we are unexpectedly moving basically the moment he steps off the plane - I had to get the house on the market with 2 kids, 5 and 3, and a dog and I thought it would be harder, but it wasn't so bad!

We kept the clutter to a minimum - the kids toys had to remain their room, and I had a couple pieces of furniture downstairs where we could hide the puzzles, books, legos, etc. they would play with on the main floor. I also ended up getting a rental storage unit to store extra pieces of furniture that we loved and used, but made the house feel a little smaller than what it was.

It was not fun feeling on edge, but the habit of keeping counters cleared stuck (for the most part, tee hee!)!

You can definitely do it

You can definitely do it. I have four kids (5,2,1,4m) and the key to keeping it show-worthy is to declutter. I've been given about two hours ahead of each showing to tidy up and it was plenty of time - with great focus on cleaning quickly. I try to declutter a lot and freecycle, craigslist or yard sale what I don't need. It's definitely doable. I also just created a website for my house where I staged it and took pictures of every room and set up the album in a virtual tour style. I'm putting up info on the for sale sign that people can see as they pass by so they can quickly look it up on their smarthphones. That way people can look online first and only the serious people come through. I used a free wordpress site and you may be able to find a realtor who will do it for you. I may need a new realtor...
