I second looking into a good beginner-level class. Look for one that uses positive reinforcement (treats/play) rather than forcing the dog into a behavior (avoid any class that requires a 'special collar' or that involves any kind of leash correction).
Ten minutes of serious, hardcore training exhausts the dog's brain nearly as much as 20-30min of walking. However, don't try to replace exercise with training; you want to use the training in conjunction with a lot of exercise.
Please keep in mind that you have a Labrador Retriever; these dogs were meant to be walking miles with their handlers while hunting for game, diving into ponds and lakes to retrieve shot waterfowl. A 20 minute walk around the neighborhood twice a day isn't going to do it.
