I figure of anywhere out there, the frugality board is going to have some good info on how to get the most "free money" and come out the best on a mortgage. We're currently doing a little rapid credit repair (thank you to whomever here recommended creditboards.com!) and we anticipate being ready to purchase around this time next year. In the meantime, I want to learn everything I can about mortgages, and about gov't funding, etc.
I've been watching the HGTV show My First Place a LOT lately. I have learned TONS of info about financing options I'd never heard of, down payment assistance and grants, something called a Hope 6 credit, the good neighbor next door program giving you a HUD home for half the asking price (I'll hopefully be a teacher by 2015 or so), putting in an offer of X, but with a contingency that says you'll go up by $1000 increments until you reach your ceiling of X, asking for things to be fixed after the inspection (our first realtor never told us this was even an option!), etc.
I want to learn more. I want to know every financial option available to us. Does anyone have some excellent resources on this?
ETA: We are considered low-income and so would qualify for those types of programs, as well.
