Landlord's responsibility to paint house?

Is the landlord obligated to paint the outside of the house if the paint is peeling and old looking?

Just wondering what I should expect or insist on from our landlord. We have a good relationship with him, but I can tell he's not loving the idea of painting the house. lol.
Dp teaches from the house, and the landlord knew that from before we rented it. We've lived here 4 years, and the house was in desperate need of painting when we first moved in. Dp has offered to paint it himself, if the landlord buys the supplies and takes off one month of rent (which can be divided over a few months if he prefers).

Wdyt? Should we stick with our offer? Or offer to do it for half of one month's rent? We really want it done, because it looks bad for the students. But dp is busy, and doesn't *really* want to spend a bunch of days painting the house for no monetary benefit.

Imo - painting is cosmetic & although it would be nice to have the landlord take care of it I don't think I'd expect it. I certainly think your offer is a good one though - 'cause it is better for his property value to have the house looking better.

I think painting the exterior is the landlord's responsibility. Our landlord just painted the outside of our house this summer. Interior painting, I think we would do ourselves.

You need to refer to your lease agreement. Any changes to the property should be spelled out there. Many landlords will not make changes or allow changes to be made unless they are stated in the lease agreement.

If your LL doesnt want to paint the property there isnt much you can do.

Oh, I don't think he's opposed to it being painted, I'm just not sure he wants to pay/lose money to have it painted.

Hmmm...I guess it seems that he doesn't *have* to do it. Not that I'd want to push the issue anyway, I just wanted to get a feel for what I should expect he may say.
I'll see if dp would do it for less than 1 mos rent. I would LOVE to have the house look nicer! It's pea green paint, that peeling and chipped away in places- lovely.

I'd also check out your local tenancy laws. They may have covered this.
For example, my best friend's father in Manitoba had 3 houses which he rented out. It was his responsibility (by law) to repaint them once every 7 years, minimum, assuming they didn't have aluminium or other wear-resistant siding.

Landlord. Might even be required by local renters laws especially if there is an issue of lead paint.You could buy a lead tester or have the health dept. check.Other than lead I would just leave it to peel!
