Older carpet

We have been living in this house for 15 years but the carpet is older then that and I clean the living room carpet as often as I can with 3 small dogs running around. My problem is when ever I clean it I end up with dirt spots showing up and it takes for ever to get rid of them. Is there anything I can use to get rid of the dirt spots a little sooner. I started cleaning the carpet yesterday and today I'm still trying to get rid of the dirt spot. I'm sure it may be time to replace this carpet but our landlord won't do any work to this house.

What are you using in the carpet cleaner?  I have found that what works best for me is vinegar and hot, hot, hot (almost boiling) water.  However, you can only do that in a heavy duty cleaner or you will warp it.
