This is our first house too and we've been in it 10 years as well and since we moved from an apartment, I just don't have the experience of selling & buying at the same time. I may ask my parents if we can borrow some for the downpayment and then pay them back once the house sale goes through. I know my sister borrowed from them when she got her house and took awhile paying them back (years), and it will be the first time asking for something like that so I think that would be ok with them. I'm a little bummed we put so much $$ into this house, but mostly because we aren't going to get much of it back out. I never expected to get it all, but our neighborhood is not doing well on house prices. The improvements will help our house move which is one of the reasons we did them, but I wish we had gone a little cheaper on some of the stuff so we'd have more $$ to put toward our next house. We're just squeezed tighter in general with having 3 in daycare instead of 2, it's just kind of sucks all around money wise, not that I really feel I can complain as we really are very fortunate, so many folks don't have a job or have something that pays crap. Oh well, we all need to vent at times though!
And yeah, if we do rent back the house from the buyer (and it would likely be a first time buyer since our house is a "starter house" so it's a good possibility) it would definitely be in writing and we'd pay them rent. I know it is common in some places, just not sure about here. I should probably talk to our realtor, but I kind of want to wait on bringing that stuff up. And yeah, without kids, I'd rent for a month or two no problem, but with kids, ugh I just don't even want to think about it. At least they aren't in school yet, that adds a whole other layer of complication. Since daycare is near my work, we can at least keep them in there as long as we want, I don't want to move them out at least until Sydney is done as she really likes her friends.
We haven't narrowed it down completely yet where we want to move to, but we know there are 3 school districts that are excellent on the side of town we want to be on, so we'll look in all of them, though one of the districts doesn't have much of the kinds of houses we want in our price range (it's a weird area, mansions & starter houses, nothing much in between). DH really wants this to be our forever home which would be great, but it just depends what we can find. I plan for it to at least be our home until the kids graduate. It will be interesting when we start looking as I'm not sure exactly what DH wants (he probably isn't sure either). I know what I want and I've found a lot of houses browsing in our price range in the areas that I would be happy with, but I don't know about him, he's picky and I'm never quite sure what's going to be a sticking point for him
