Getting ready to sell your home or already are

We are in the process of getting our house ready for sale. Is there anyone else doing this or have their home for sale already?

We bought our house 8 years ago. We have changed every inch of it and replaced almost everything but we can still do some minor updates to make it shine and really get top dollar for it.

I am hoping to chat about what steps you're taking to get your home ready or what steps have you taken?

The good news, we already have a house to buy. My inlaws are downsizing and we are buying their home.

We just did it! Our house closed 2 weeks ago! YEAH!

We radically decluttered, painted the kitchen and bathrooms, and cleaned all the cabnets and replaced the knobs. The place looked great.

Do you have a realtor yet? We had our in before we were ready to put the house on the market just to get feed back about what jumped out at her that we needed to work on.

DECLUTTER! It's a popular misconception that the more stuff you have just showcases how spacious your house is. Nobody wants to see your "stuff". Pack it up - if you're a knick knack person, take down the stuff that overcrowds the shelves. Keep things simple in every room - you want the prospective buyer to be able to visualize their own furnishings in the home. Box these things up and put them neatly in a closet. If your closets are over-filled, box things neatly. If you truly have too much stuff to store, rent a small storage space.

If you do repaint, go off-white or another equally nuetral color. Let the buyers decide what colors they'd put on the walls.

Some other simple tips - have a 12 month utility bill history ready for those who might ask, keep the bathroom CLEAN every day, and always leave the house as if you were showing it even if you have no pending apts at the moment.

Actually we have one coming over later this week. We plan on interviewing others as well. We want her to see what our house looks like and what we plan on doing as well.

As far as clutter. I am the queen of throw out. I hate clutter and knick knacks. We looked at a bunch of places to convince my dh that buying his parents house is the way to go. Not only did I do that, but we both noticed how much clutter people have lying around. We actually keep a minamal look to the house and we still plan on taking furniture out before listing it or putting it on the market ourselves.

Most of our colors are not necessary nuetral but not necessary too off the wall so to speak. Around here people tend not to look at that as much as if the colors are "up to date". We are freshing up the paint in the living room and hallway though as well as our downstairs playroom/tv area but the color is as nuetral as I can be.

I will have the utility bills available though. good idea!
