This is all really great advice, both ways. We want to buy the house, but the owner won't come down on price right now. So, we're going to wait and see if someone else buys it. If not, we might sweep in with a lower offer and take it off of her hands. 
You guys should see the wood work in this place...all original, never painted, in beautiful condition. Smells like smoke, of course, but if you plug your nose it's really quite amazing.
