Wow, that really is a fixer, mama. I'd be more concerned about that mold (I did look at the pix) than anything else... well, almost... I'd really be nervous about this purchase. I'm sorry I can't think of an alternative. If that were a stick-built house, I'd go for it... but since it's a mobile home I don't think I'd be comfortable dumping the kind of money into it that it will need. Especially since it does not come with land. I think I'd keep lookin'.

Eeeek. I'd pass. That's a lot of money to pay just to have the opportunity to pay a lot more money and spend a lot more time to get it habitable ... and then there's a deadline it would need to be moved by.

Yeah, I'd look for something else.

I was hoping that this house could work for you, but, after looking at the pictures I'm concerned. The roof is badly damaged - just about every room has ceiling issues; if the insulation got wet (which the mold shows that some did) your wooden trusses might be rotted and that won't be easy or fun or inexpensive to fix. There are also subfloor issues which makes me wonder about the foundation.
The mold is a big issue in my book. Toxic mold can cause serious health issues which could make you unable to remove the mold as well as make your child sick.
I would think the place need $10 thousand to 20 thousand to make it a nice place to live. Appliances, cabinets, flooring...

mold thing would turn me off. we had mold in our last house and my kids kept brohncitis. i dont know if that was connected or not.

ok, so I went to look at it this afternoon. My brother met me there, as my backbone and hellno advisor.

not only was it moldy/mildewy but there was plenty of structural damage. the roof in the 'bonus' room is propped up with a 4x4 in the center of the room.

I tried to find something positive about the place. The was a nice Japanese maple and a few roses. and the foundation piers and steel beams were good. Near everything else would have to go into a dumpster. It was the worst house in the park, but didn't win that title by much. there were several with tarps. eeech.

Perhaps, but I would be leaving my circle of friends behind. and I do like the temperate weather being close to Puget Sound. Open to ideas...

Can you find some land in between the foothills & the burbs that you might be able to swing with a decent downpayment? I've got no idea of prices, but is there land somewhere for $20,000? With 30% of that for a down, maybe you could do a no-doc loan on your own. Park your rv, make it liveable & with whatever income you manage, start building that cob house.

The place you just went to sounds unreasonable, glad that you're not considering it.

I like this idea, and have widened my search parameters. Searching a couple MLS websites and Craigslist. nothing turned up tonight...

I do have an appointment for the county's housing program on tuesday. subsidised apartment rentals, maybe a singlefamilyhome. and they have a homeownership program of some sort. and I checked into Habitat, they have a nearly finished house that they can't find anyone for. I just need to make minimum wage or better at a job on the far side of the Tacoma Narrows bridge.
