We just sold our house in July and I think the biggest impact for us (we had a tiny house) was decluttering and keeping it looking like no-one lived there. At least half our stuff must have been stored. We took out some furniture, desktop computer, lots of stuff off the kitchen counters, anything that we could live without for a while. I really think it helped especially with the size of our house. We washed down our house (vinyl siding), had the windows cleaned inside and out, cleaned up the walkways, and made sure the plants looked nice (flower pots put in the front for presentation). The realtor brought in flowers for the bathroom and the living room. One bunch was stargazer lilies which probably offset the smell of our dog
He also put a big bowl of grannysmith apples on the kitchen counter. Also, the photos that were put on the web were taken by a professional that the realtor brought in. I can't think of anything else but its kind of pain to keep it up-we actually didn't spend much time at home for the 5 days before we had an offer.
