Am I ever going to sell this house? - Page 2

I wonder if you (or ideally or realator) could try to market to someone that can not or will not drive (i.e. someone that's blind)

OT-As a native Iowan I'm curious about were you house is. Since I've only know of a couple of places that ever had trolley.

I actually just recently found out how common they were! I didn't realize but:
Mason city and Clear Lake, Charles City, I THINK Waterloo Cedar Falls, Cedar Rapids, Iowa City, I think Des Moines. I am sure Council Bluffs had one as well.
My MIL is from LaCrosse, WI and lived the first part of her life in a converted trolley in the Great Depression when many of the inner-urbans were being dumped and there were lots of excess cars. So I know they had them there as well.

Sorry off topic, just some Iowa trivia.

I feel your pain!!! We were in a very similar situation - we had a garage, but no basement (and it was a small house with a strange lot, so adding on wasn't an option). We found that people here (in MIchigan) were more willing to buy a house without a garage than they were without a basement.

We will never buy another house again without a basement. Lesson learned.

My dh was relocated to a new town, but his boss was kind enough to pay our rent here. Of course, we weren't bright in getting an adjustable rate mortgage. With me losing my job with the move (and being six months pregnant), and our mortgage going up, we were pretty tight for a while.

We dropped the price $10000 off of our asking price. We had an offer, in which we ended up losing $10000. I had a sneaking suspicion that that would happen, so thankfully, we had that in savings.

Our house was on the market for 15 months before it sold. We are now renting the cheapest place we could find to re-save. We will not buy another house without 20% down.

It makes me sick to think of what we could have in savings if we hadn't bought, but it's over and done (thank God).

So I feel your pain. Good luck with selling your house. Hopefully it goes soon.

When the right person comes, it will sell. We had a property that didn't sell for 8-9 months. We had to bring money to closing and that hurt, especially if you added up the closing costs and such. It was such a hard time to not know when it was ever gonna sell. It took me a long while to fall in love withthe house we bought to replace that one, b/c of the mixed feelings of sitting on the old one.

I'm subbing because we are in a similar situation. We do have a garage, but we bought a house with no money down and owe 100% on it, have lived in it for 18 months and my husband took out a prepayment penalty on it (will be about 9K if sold before 3 years). The problem in our area is our house is adime a dozen right now, houses are selling at much less than we paid, so are trying to figure out what to do.

I have had several health problems and we would like tomove into something cheaper because of the medical expenses, possible loss of work, etc.

But for us, if we sold, we would have to pay the prepayment penalty (9K), then closing and associated costs (without a realtor, FSBO, it would be about 4% or 12K), so if we could sell for our asking, we would still owe 21K at the table!!! And if it didn't sell (which I doubt it would, houses like ours are selling for 20-30K less, we would owe much more)

So I guess we are trying to figure out what to do. The only options right now are to let our credit get ruined with a short sale or foreclosure or to just work more and try to keep up with the payments (which may be impossible, I have a pituitary tumor, pituitary is shutting down, adrenals shutting down, in and out of hospital, so whether I want to work or not isn't even going to be an issue soon!)

If we ruin our credit, we will be stuck, because it is almost impossible to find a decent rental around here for 5 kids and dogs. Everyone is wanting to rent because of the bad market, so we wouldn't be high on the list, we used to be landlords, and we might have 10-20 apps for each place we had open.

It's making me crazyorrying about it and no real good answer in site. The kids love it here, have made friends, love their schools (3 go to school right now) and are horrified they would have to move which adds to my stress and guilt.

So I'm subbing to learn and hear more from others about solutions, experiences, etc.
