What is your opinion on living .1 mile off of Capital Blvd.? The neighborhood is really cute and named Smoketree.

I live right off Capital right now. Love how close it is to everything. Where is the subdivision located?

that's right off the beltline, i think. in Highwoods? i think it's between Brentwood and the Beltline off of Highwood Blvd.
I've driven past it but never thru the subdivision. I really have no idea. It would be easy access but I'm not sure about the subdivision... it's a very congested part of Capital Blvd.

Smoketree

Smoketree is just north of I 540 just past the overpass. Not nearly as crowded as Capital further to the south.

Thanks for the replies. We are going to place a bid on the home soon. Just wanted lots of opinions so I could weigh them against my gut feelings. Thanks.

Where I live now is busy with traffic in a different way. Near a major intersection so there is a lot of revving of engines and motorcycles taking off and sputtering their noise down the street all day long.

Get your agent to check comps for appreciation, even in this market. I haven't been an active general brokerage agent for over a year, but I remember LOTS of foreclosures over there. Make sure you're comfortable with that.....lots of investor owned properties, too.
