Hello I'm new and I just joined the mothering community. Hubby and I have decided we would like to move back to the country. Before I became preg we rented an acre of land living in the land our landlord provided but when we noticed we were expecting we moved back to the city to be closer to the family. Point is, we hate it lol we miss the country living and the slow life. So we started saving for half an acre of land to place a small mobile home on top. Since we're new to this, we're not sure what is required.
How do you find an agent regarding land?
What are tips for finding inexpensive land? Our limit is 30k
Any other advice?

Not sure where you are, but most places have a local newspaper with advertising. You could look on craigslist. We bought acreage last summer and didn't go through an agent. We found it for sale by owner in the newspaper.

That's a great ideal ill totally look into that. We're not buying yet because we're still saving but one day we will.

Most local offices will give you a listing for free of all the properties for sale in your area that fit your budget.  Small town real estate offices really know the area well, and can be a good way to familiarize yourself, even if you don't eventually use them for the purchase.  Ours also has lists of local companies they have recommended for inspections (well, etc.), title search (easements, restrictions, liens), surveyors, well and septic contractors, etc.  A proper real estate listing will have results of drainage for septic (poor, good, etc.)  Make a visit to the county assessors office-- they also have legal descriptions of a property.  You might find some of that information online (each property is listed) but the full legal description might not be available online, however it is if you make a personal visit to the office.  With only a 1/2 acre, any easements that allow neighbors to drive through your property is a serious encroachment.

 

What we did was started with a budget, like you did, and we looked farther and farther away.  At the time, $25,000 was getting us 5 acres in most rural areas, but we found a 10 acre property for just a hair more.  That property was trashed a bit, but nice.  No electric, though, which cost us in the end, but we are quite happy here.

 

That's right-- all our looking and we found this property word-of-mouth!  

 

It's likely, though with 1/2 acre that you will be located in a township.  Almost without fail these days, truly rural properties cannot go smaller than 1 acre.  In my precise neck of the woods, 5 acres is the smallest subdivision allowed for now.  That might limit where you want to locate.

What area of the country are you looking? How near town do you need to be (and what line of work are you/DH in)? landandfarm.com has some listings. zillow.com too.
