Okay, so years ago, dh and I assumed a loan on a mobile home. In retrospect, a really stupid move, but we can't change it. We tried to let someone else assume the loan when we moved and even though Green Tree couldn't legally block it - they did (yes, we know it was illegal - we had legal counsel, etc.). Our choice was to lose the buyer and fight Green Tree legally (costing us bucks we didn't have at the time), or write a lease to own contract - which is what we did. Our "renters" pay us money and we send it directly to Green Tree to apply to the principal of the loan. Anyway, here is the problem. Green Tree is the most corrupt company on the planet. Okay, that may be a little bit of an exaggeration, but I'm ticked right now. We send them money, I write on the check that the money is to be applied to principal ONLY, I write it on the payment slip that the money is to be applied to principal ONLY, I enclose a note that says that the money is to be applied to principal ONLY, and what happens? You guessed it, they apply the money to interest and we have to call and fight with them - EVERY SINGLE FREAKING TIME. I am so sick of it. They just told my husband today, that it is his tough luck. Since our regular monthly payment is automatically deducted from our account, there's nothing we can do about it. Well, that is hogwash. I am prepared to file complaints with both The Better Business Bureau and The Office of Fair Housing and Equal Opportunity, but quite frankly - I don't know how much good that will do. I am so fed up with Green Tree. Their practices are so sleazy, and this is the final straw. They have screwed us more times to count, and I am sick of it. What can I do? And no, there is absolutely no possibility of refinancing through another company because of the situation we are in. The whole mess will be finished in three years, but I do not want to fight them on this for the next effing three years, yk? Help. Anyone have any advice? Oh, and if we pay over the phone, it'll cost us an extra $10 bucks each time.
